<p>Property investors are increasingly looking to <a title="USA property" href="http://geminvest.net/2011/11/florida-weathered-economic-storm/">USA property</a> for bargain property at below market value according to the report by property portal The Move Channel.</p>
<p>Spanish property has long been a favourite, particularly with UK  buyers, with the sunny Costas attracting thousands of holiday home hunters every year. But according to the report, and despite the much greater distance from UK shores, the USA property market replaces Spain in the overseas property portal&#8217;s rankings, upsetting the market&#8217;s established order to become the most popular destination in November.</p>
<p>The US has long played second fiddle to both property in France and Spain property for buyers but in October, America leapfrogged France to become a surprise runner-up in TheMoveChannel.com&#8217;s chart. Now, an increase of 7.01 percent in enquiries has seen the US surge to number one, with the huge volume of foreclosed homes and bargain house prices eclipsing the opportunities available elsewhere in the world.</p>
<p>Spain could only stand and watch as enquiries fell by 2.38 per cent last month, despite the country’s half-price VAT reduction on new homes until the end of the year. France property, on the other hand, remained firm in third place, attracting exactly the same number of enquiries in November and October, demonstrating the country&#8217;s consistent appeal to investors.</p>
<p>South America also saw strong growth, as Brazil jumped up four places in the property portal&#8217;s top 10. The increasingly strong economy, which continues to be boosted by the upcoming World Cup and Olympics, has led to high demand for houses in Brazil. That demand, however, wasn&#8217;t enough to break through the Eurozone barrier of Italy and Portugal, who both held their ground to round off the chart&#8217;s top 5.</p>
<p>&#8220;Brazil property is another strong area of growth. Sports and tourism have boosted international awareness of its real estate developments. As a result, investors are turning away from Europe and heading to North and South America, where the economic future seems far less uncertain.&#8221;</p>
<p>That said investors might well face less competition for the some excellent below market value investment opportunities in both France and Spain.</p>

<p>This staggering statistic came from The National Association of Realtors (NAR) who believe that depressed property prices, a glut of ‘foreclosures’ and the rapidly weak dollar are the driving forces for this phenomenon. The NAR also believe that this trend will strengthen further in 2012 meaning good news for foreign investors looking to enter the US property market in Florida.<br />
“The US property market now offers real value to foreigners, especially in those states hardest hit by the financial crisis.  Investors looking to cash in on bank- or fund-owned homes have contributed to a 13% increase in residential sales in Florida year-on-year to October 2011 and also make up a significant proportion of our enquiries. We do however advise caution, dissuade against certain ghetto states with dubious schemes, and instead recommend a long-term outlook with professional tenants providing strong rental incomes. With net yields up to 8.91% per annum, Milan Condominiums in Orlando fits the bill perfectly.” explained Adam Cornwell, head of Feltrim International’s UK office.</p>
<p>Adam went on to explain that Apartments are now for sale to investors at a massive 60% below the 2007 prices with tenants and management companies already in place. Current net yields are up to 8.91% per annum, more than you’ll get in any bank account. The risk is low as many former Florida homeowners have simply walked away from their negative equity situations and are now renting until their credit record is wiped clean in three years time when they will buy again. This, and population growth, gives us a huge pool of tenants.”</p>
<p>Underlining the potential of the <a title="Florida property" href="http://www.feltriminternational.com/">property market in Florida</a>, there is reported to be a housing shortage while the latest unemployment figures are brighter showing better job prospects.</p>

<p>According to the results of the latest Knight Frank Prime Global Property Forecast. Prices are predicted to rise in approximately 40% of the cities they monitored during 2012 with values are expected to remain unchanged in 12% of the cities.</p>
<p>The market is particularly buoyant for luxury properties in Paris and London, however there was a marked slowdown in Asia, with 60% of cities predicted to see a fall in values due to a tightening of fiscal policy designed to take the heat out of property price inflation. This is particularly true in China where the brakes have well and truly been put on the markets in the main cities. <strong>Meanwhile luxury property in Hong Kong and Shanghai has gained in value by 7.8% and 3.8% respectively in the 12 months to November after recording huge increases of 19.7% and 29.7% respectively back in 2010.</strong></p>
<p>In Europe meanwhile London property is increasingly attracting the interest of foreign investors seeking a comparatively safe haven. So far in 2011 the market has been immune to the problems caused by the eurozone crisis. Across the channel, <a title="meribel property" href="http://myworldproperty.net/francemeribel-ski-resortthree-valleys/"><strong>property in France</strong> </a>has been in big demand as the country became one of the best performing <a title="property markets 2011" href="http://www.ipsbmv.com/blog/world-property/the-worlds-8-most-distressed-property-markets/">property markets of 2011</a>. In the Middle East property markets however the ‘Arab Spring’ has continued to cause uncertainty  meaning that any investment away from the established coastal areas carries a degree of risk. <strong></strong></p>
<p><strong>Economic  Problems Fails to Deter Buyers of Prime Property</strong><br /> Despite the threat of rising interest rates, high inflation and consumer debt the prime housing markets of London and Paris will continue to attract affluent, equity rich buyers who see opportunities in markets where supply is low and demand is high. With so few prime properties on offer Knight Frank believe that the trend of rising prices will continue in 2012 as investors opt for property over other financial products.<br /> ‘Given the global economic turmoil, it might seem surprising we are forecasting price rises in nearly half the cities. In many cases the prices are being supported by a lack of quality properties for sale. We expect this trend to continue, particularly in London, Paris, Moscow, Nairobi and Kuala Lumpur,’ said Kate Everett-Allen, International Residential Research at Knight Frank.</p>
